New Family Home Adjacent River Pang

Clients owned a property with a large garden adjacent to a tributary of the River Pang. They engaged MWA to prepare proposals for a new family home in the grounds of their property.

An earlier application by another consultant was refused with MWA being recommended by a planning consultant to tackle the various issues. The setting is within the boundary of a Grade II Listed Building and the floodplain. The site was relatively compact and this aspect together with potential overlooking issues had to be addressed.

In order to take best advantage of the available space, the single storey wing also formed the boundary wall; this element contained a fully vaulted ceiling (as seen in the internal photographs below). Otherwise, the scheme is relatively conventional with a cottage-style floor dormer windows. All of the principle windows in the habitable rooms overlook the private garden and river. The house was designed to be prefabricated timber frame to avoid storage of materials on site.
